How Much Will My Home Renovation Cost?
This is a very common question I am asked regularly by potential clients and it is a very hard question to answer. I mean, “how long is a piece of string”. It is like me ringing up my dentist and saying my mouth is sore and asking what is wrong with it, or ringing the mechanic and saying my car is making a funny noise, so how much will it cost to fix it? So, there is some investigating to do by your builder, before they can confirm a home renovation price for you.
The average price four or five years ago for you to build was between $1,500 and $3,000 per square metre. This rate has now increased to somewhere in the region of $2,500 to $5,000 per square metre for a standard house renovation. This price can increase quite considerably depending on a number of different variables including the type of fixtures and fittings within your home.
Bathrooms and kitchens are generally the most expensive rooms to renovate. This is because there are fixtures and fittings such as toilets, showers, vanities, tiling, waterproofing, underfloor heating, kitchen units and splashback. All of which increase the cost of renovating these two rooms.
Adding on to the building footprint, such as adding a room extension to your existing home, will also increase the cost of your renovation. This work will require detailed drawings and Building Consent. Other costs will include cladding, roofing and flashings, new exterior joinery units such as aluminium windows and doors and scaffolding may also be required.
Other variables that go into pricing a renovation project include:
- Location—Is your house close to the sea, on the side of a hill, or is there 100 steps up to your home.
- The age of your home—Will the renovation need to match the character of your existing home?
- Living on-site—Will you live on-site during the construction project, or will you rent and stay elsewhere?
- Structural strengthening—Does your existing home require additional strengthening to bring it up to the current building code for this renovation?
- Fees—You may also have various other costs, including the cost of a Building Consent, Resource Consent and various professional fees, such as an Architect and Structural Engineer to consider.
